A well-installed membrane with working drainage typically gives 20 to 30 years. A reflective coating applied at the right time can add ten or more. What shortens those numbers is neglect: ponding water, clogged scuppers, and open parapet joints — all cheap to fix early.
If the membrane is aging but sound and the deck underneath is dry, a coating is honest money — a fraction of replacement cost for years of added life.
